Well in my honest opinion, I have both in SD and out of state, properties and I will never buy my first Multifamily out of state, I rather just buy the cheapest Multifamily maybe in Vista or La Mesa then, just is a risk factor not to get you paranoid or anything but I heard nightmares, out state should be more once you have some deals under your belt just take it as my opinion doing this for the past 9 years.

Hi @Eric Gee and @Jason L. I hang out in the Carlsbad area a lot, have some properties and a project going on there and live pretty close by, Let me know perhaps we can all meet for a coffee and brainstorm we can all learn something about each other.

I havent done what you intended to do but I have consulted a few family offices, that been purchasing Airbnb in other areas in SD, but North park I was always exited about that area, one of the areas of San Diego I have look at great deals just havent jump on any in NP personally. But Vacation rentals will only get better, even with the new laws coming, wont affect you in that project.

Hi @Jay L., Yeah i used to be investment Analyst, for a large private equity, in 2008, was the first time i was aware of us buying SFR rentals, They usually buy SF as closed together as possible, and they could dump all the ones in a territory at ounce, but very unlikely, you should be fine. for know SFR is always a pretty safe investment, if your in the right area.
