The "tools" section in the top is great for deal analysis. I use Stessa for managing rentals. Lead gen someone else can chime in on.

In my experience, often not much. Real estate agents view wholesalers as people who were too lazy to get a license.  Wholesalers generally view real estate agents as money pits.

@Account Closed Got some decent returns out there because I bought a house hack with MIL suite that I rented out. Now I rent out both separately and get about .5-.6% RTV.  Honestly not terrible...  but I'd love to unload it to someone looking for a house hack.

Long-term it's a must have. Short term.... you can probably get by.

Where do you want to go? That's fundamentally the question? Do you want to grow your portfolio or are you content with two paid off properties. Fundamentally different approaches (neither are wrong).

What would you do with the money if you sold? Do you have another market? I’d leave it parked personally, but my strategy is buy and hold.
