Purchased a single family home w/ MIL suite for $640k in October 2016 w/ 20% down. Sectioned off house with two separate entrances and had a mortgage of $3100 and tenants paying $1750. 

Through improving the house, recently got it appraised for $810k. Using HELOC to purchase other properties.

Subsidized my living in SO Cal greatly!

Based on what you are saying, you have a TON of equity locked up. Return on equity is non-existent. I'd either:

1) Sell and purchase another house hack or something bigger.

2) Take out a mortgage on the first home in order to get the downpayment for number 2.

i'm still researching the market. I didn't decide yet and that's my concern about turnkeys I see so many complaints its pretty bad. I think the best thing to do now is decided the state to invest and then ask for referrals

@Andre Pinheiro Hey, I am not going to give you a recommendation to turn key I used in Indianapolis because they did a pretty god awful job. Wish I could give you a referral, and wish I would have asked people here on the forum about it first.

Just moved from OC  and love it there. I don't currently buy any rentals in California but do buy out of state. Started with the turnkey but now going a different direction (buying with an agent). Generally there is more meat on the bone but ti does take additional work on my side.

@Xavier Williams if that’s the case, then make sure to look for lots of reviews of whatever turnkey you want to use. The community up here is good at weeding out the bad ones.

Hi Xavier - it's really hard to answer that question without knowing what your goals are.  My first investment was a house hack and my second was an out of market turnkey.  I definitely learned a lot from both of those opportunities and made a lot of connections that help me today. With that said - the turnkey was definitely not a great investment from a dollars and cents perspective.

Looks like you are in a great investment market. Are you open to doing your own research and pounding the pavement? If you are - then I wouldn't recommend a turnkey. If you are looking for something more passive, then consider the turnkey route.
