Hey - I've been using my guy David McArthur with Inside Insurance for a while. He's been treating me really well!  Have a couple of policies with Foremost insurance and made a claim once. Was FANTASTIC experience.

Hey - welcome to the community! Best advice I can give it to do research, and then just start doing it. You will make mistakes, but you will learn along the way.

Honestly if they are your first couple of properties, and bank should be able to help you out. I've had really good luck with credit unions over the years. That said, if your credit is good, you have solid income, and you have a low DTI, literally any bank will lend to you.

San Diego is a very expensive market - is there a specific area that you are looking to invest in?

Hey,

This sounds like a pretty serious rehab. Are you sure they can get it done in 6-9 months? How confident are you that they can get it done?

Not worth losing a friend over money - but seems like a good deal overall from my perspective.

Paint to give it a nice/clean look. Definitely want to just get it looking sharp for the appraiser.
