@Odie Ayaga That's great advice! I hope Franklin takes it to heart.  I know at 19 I wasn't nearly as put together as he seems to be and I definitely wasn't open to hearing advice.

What is your definition of low end? Do you want to maximize potential cash flow or do you want to know with near certainty what you are going to receive on a monthly basis (but take less return). 

Real estate is fantastic and provides tons of opportunities, but there are always trade offs.

Hey Franklin - welcome to the community! It’s really great that you are looking to get involved on the ground floor and learn from someone who has experience. I wish I was as far along at 19 as you are!

The way you phrased your request here requires work/investment from the people on the boards and I know that everyone here is crazy busy. It’s awesome that you are willing to work - but I think you need to be more specific than that in order to get what you are looking for.

My recommendation for you (take it for what it’s worth) is to refine your offer to make it very clear as to what you can bring to the table. Could look something like “I’m willing to act as a bird dog/runner for investors in these 5 area codes.  Tell me what you buying criteria and I will bring you some deals.” This approach brings you under someone’s wing and exposes you to their model of thinking.

What you want to do is make add value and I respect the heck out of that. By refining your pitch you are making it easier for someone to take you up on it.

Why not sell them though and take your cash so you can roll it into growth sooner rather than later? Damn you're really moving along considering you're doing this on top of a FT job. I overlapped 1 year between this and my job and the second I replaced my income I had to quit. 

I was a BRRR buyer & realized it was pretty slow compared to moving property quickly- so I started providing rentals along w/ kind of a boots on the ground service and resource pool I link all of our buyers up w/. Think turnkey but I never own the properties- I find good ones off market that are already cash flowing and sell them directly to rental property investors wholesaler style. Not having to keep them and rehab properties myself keeps inventory cost low enough to be able to sell investors significantly higher returns that TK providers, which is where my competitive advantage lies. Tough thing is finding more markets to offer more product of equal quality/yield as our current. Phew.

 I have a really really good team of people on the ground who help me get it done.  I just make the offer and they handle much of the rest.  I'm definitely planning on trading up that equity - but right now this is the fastest way I'm finding to quickly recycle my cash.

Sounds like you have a really cool business model that helps out individuals. Curious how you are marketing it.

 It is incredible how fast things change and how much you learn from each and every deal!

My initial plan was to maximize cash flow through B&C class duplexes/triplexes. That has largely shifted after doing several of those deals to maximizing my equity growth by buying 1-2 single family homes per month in A&B class areas that I can BRRR my equity out of. The long-term plan is to convert that equity into larger deals such as apartments (but I'm not quite there yet).

The only reason I've been able to do all of this though is because I have a really solid W2 and I don't need to count on the rental income.  Would be a different approach if I hated my job.

@Account Closed Very good point. Do your research and understand you won't be getting the best possible deal.  Go in with your eyes wide open.

Turnkeys no longer fit my investing goals, but that doesn't mean that they don't have any merit.
