@Eddie Woodside I would second @Jack Inman. Turnkey does have it's advantages if it's a property you will never see, nor really have the time to manage from a BRRRR standpoint. If you go the TK route, you may even be able to diversify your portfolio outside the markets you are currently looking in. But it sounds like you have lots of options so you've placed yourself in a great position!

@Charles Mitchell I have been investing OOS in Indy for over 3 years now! Feel like I've been through everything during that time. Where are you located? The first thing you need to do after making a few connections is VISIT INDY, especially if you're planning to BRRRR. It's doable, but for myself, I wasn't able to property manage a BRRRR from OOS and found TK worked very, very well for me.

@Gregory Washington While you're in Indy, find some REPUTABLE turnkey companies to meet with. Not all turnkey companies are alike. I will now (I used to have a couple OceanPoint properties, but not through MI) only invest in POST rehabbed, inspected, and tenanted turnkey companies in Indy because I am OOS and can't property manage a rehab on my own from far away. It's completely doable to SAFELY invest TK OOS! PM me if you want to chat about my lackluster and also POSITIVE experiences.

@Yusef Griffin Congrats! Getting past the analysis paralysis and purchasing your first property is huge. From an investor's standpoint, I like keeping more SFH in my portfolio and scatter in MFH. Risk is lower on the SFH and make up for the higher vacancy rates I experience on multi families. How is the market in Arkansas? I currently have only invested OOS in Indy.

@Larry Fried made really excellent points! @Brian Lee also, make sure you are completely comfortable with the TK provider. The cost invested to make a trip and meet in person will pay off in the long run. 

@Randall Degges I don't think the TK company is all that far off! I think it's a cute property in an area that could be gentrifying. But since I don't LIVE in Indy, I have a hard time telling you that "it's overpriced" or "you will have bad tenants". That's between you and the TK company. Personally, I love investing OOS in Indy and your property is near where I have found success. Keep at it!

@Carter J. What's your main objective right now? Cash flow, appreciation, equity, active vs passive investing? But you're in the right place to seek answers amongst like minded people! Like @Patrick Britton, I too only invest Turnkey because I invest OOS and that method works for me.

@Alan Reza I have found success doing TK investing in Indy as well. There are a lot of TK companies in the area. I had to narrow down what I was really looking for from a TK company and finally found what I liked.
