Thanks @Account Closed. Did you have a property manager managing the property or were you self managing it?

We have a squatter in a property that has produced a fake lease, apparently signed with a fake property manager, changed the locks and refuses any communication with our real property manager. It seems this is a scam going on in the area with fake property manager signing leases on properties they do not manage, taking deposit and rents and disappearing. With the current moratorium on evictions, we can't evict. Anyone have any experience with this or success dealing with this?

@Jason Jones I have to agree with @Greg Scott here. Focusing on specific zip codes will keep you from finding deals outside those zip codes. Alternately, you may find that the zip codes you are focused on may not have much opportunity. If you're not familiar with the town, you really want to visit because it really is "street by street". There are so many great places that are on the cusp of gentrifying that you will likely find a lot of success. 

Hello @Kyle Deleon! Welcome and congrats on the new job! I look at overseas investing the same way I look at OOS investing... You're not in a position to physically visit the area, but with Zoom, FaceTime, Skype, etc, it's very easy right now to still make connections. I currently work with an investor stationed in Japan and our conversations are usually first thing in the morning or late in the day to accommodate for the time change. I feel like your question should be more in regards to how much time you have to invest in real estate? With your current job, are you able to manage a BRRRR or would a finished, inspected, and tenanted turnkey property be a better option?

In fact, one of the owners moved from Austin to Indy just to start this business because he saw what was going on in Indy and wanted to be a part of it.
