Not a square foot was left untouched! She cleaned up real nice and after a few new tenants, she's cashflowing at 14.35%, including professional management and insurance!

@Joseph Wahl Looks like you have a number of questions to get through prior to spending that hard saved money. I like that you're open to looking at markets outside where you live. I have been OOS investing for over 3 years and it's worked well for me. Like @Account Closed said, I have never heard a bad thing about Memphis Invest. They're a great TK company operating, obviously, in Memphis. I started investing in Indianapolis because it's always within driving distance of where I live (I move somewhat frequently) and I like to occasionally "swing by" my properties. But that's me and it's not necessary AT ALL. There's a chance I may be a micromanager... Ha ha!

@Luke Capozzoli Congrats on making the decision to start in REI! I've been OOS investing in Indianapolis for over 3 years. It's SO VERY IMPORTANT to RESEARCH and trust the TK company you decide to work with. Search the forums, search Google, just do your due diligence no matter what market you're looking in. @Phillip Williams Agreed that it takes a team to fully trust whether you're in Hawaii or any out of state market. I invest OOS and, full disclosure, have also started partnering with a TK company since I trusted them so much. I get to talk to OOS investors in Hawaii quite frequently. @Judy Graff I'm still seeing a lot of success in Indy, but I've also heard that Memphis has not "cooled". I think you'd be good with either!

@Joan-Marie Pagan I agree that you will need to vet the TK companies prior to investing. What are your goals? Each TK company is run differently. If you want to PM me, I can discuss with you what I found to work in the Indy area as an OOS investor.
