@Stephen Waldroup I know you haven't seen the property as of yet but do you have any idea of the condition of the big ticket cap ex items like furnaces, roof, windows, etc?

If not, I would account for more in regards to cap ex. A home would have to have all cap ex items taken care of very recently for me to only account 5% for it.
