I agree with @Ritch Bonisa. Having a team you trust in the area you are wanting to invest is HUGE. I am an out of state investor currently investing in Indianapolis and I can tell you it works. I'd be happy to give you more insight into how I did it!

If you need a tour guide in Indianapolis, I know of a few tour guides who know the area like the back of their hand!

I have a few SFR and duplexes in Indy and am very happy with the ROI. I also have a 4-plex and getting that leased up was a challenge. Not sure about larger multi families. You may be able to skip the real estate agent and go straight to a wholesaler. There are quite a few in all the markets that you have listed.

This is another reason I love BP: I learn so much about the prices of properties in other parts of the country! Almost fell out of my chair when I saw how much that 4-plex was. And property taxes there...whew! But what I love to see is that you are taking CapEx into consideration. Seems to be an overlooked expense by many people. I'm super conservative as well and always figure in CapEx (until my 6 months of reserves have been met). You're doing a great job! If you're not feeling right about this property, there will certainly be another one (or more) come along. I have found there is no reason to rush things in real estate investing.

@Ann Howell 10-4 on hiring an independent inspector! For an OOS investor like myself, I rely heavily on them when I don't know the company I'm purchasing from yet.

I love this article! Every new investor should consider reading it. It's basic due-diligence, but sometimes it's helpful to have that list right in front of you of what to look for in a PM.
