@Benigno Cunanan I own an investment property with that exact zip code and it's a solid C class property. Definitely not D, and definitely not B. But, Indy is unique in that it's very much street to street and not all properties in the same zip code fall into the same class. Investors cannot generalize an area into one group or another. This sweet little duplex was acquired in some disrepair, but tenanted... not always ideal for our rehab teams. Fortunately, when it came time to lease up the second unit we were rehabbed and ready, so we could give our rent a generous bump upwards.

Now fully leased, we are earning 12.16% returns as-is and believe we can get more from Unit A in the future. A fully leased property is ALWAYS best, but when the day comes we'll push for more!

Don't be fooled by the hype. The word "Turnkey" is the most improperly used term in all of investing. THIS one is a TRUE TURNKEY! Fully rehabbed, fully leased, professionally managed and insured. Inspected by a reputable 3rd party with a full record of all work done to the property. Completely DONE and full TRANSPARENCY, just like it should be!

Now, this is an interesting specimen. To achieve a solid rehab meant an all new interior and electrical, foundation and plumbing repairs... to be succinct, it was a heavy rehab. But the end result looks great!


Our leasing agents love properties like these because they "fit the bill" for so many families. A nice, fresh interior... a side yard for the kids and a garage that provides extra storage... It's an EASY lease-up for our agents, who got our tenants moved-in last month. Just in time for the Holidays!

@Eric Evans Haha!! I'm an OOS investor as well and TK definitely has made things easy and workable for me. But it IS scary! It's a house you don't live it that you're signing over to someone else to manage. I'd be concerned too if you WEREN'T nervous. But this is a great community where I've met a number of people over the last 4 years. Sometimes, just getting on the phone with someone doing the same thing as you is helpful. You'll be fine!

This is another GREAT example of a heavy rehab blossoming into a profitable investment property. This solid duplex has new plumbing throughout, new water heaters, new electrical, carpet and vinyl, drywall and paint, mold remediation, tuck-pointing the foundation, and more!

This rehab would have been a NIGHTMARE rehab for the DIY-er. But for us, just another Tuesday!
