We’ve been long-time users of Stessa and similarly to you, growingly frustrated users with the software. It either doesn’t work, or has been moved to their paid tiers…

@Magnuson Mueller I guess it all depends on what data you mean and what data you are looking for. Redfin has great data sets on national housing info. Propstream pulls data from seemingly everywhere to build lists, find properties, find owners. Brightinvestor is a new solution and is fantastic with all the data you could want for a given market.

@Ryan Denman, very common question in the forum and will really all depend on what you need. There are many great options out there, including free ones.

Some front runners in the forums are Avail, Azibo, Innago. BP also has a deal with Rentredi I believe. 

You also have options like Hemlane that are somewhere between self-management and having a property manager.

 Hey @Raj Rajankutty, I would recommend not using a spreadsheet and using an actual purpose-built tool for managing residential rentals. There are plenty of (free) good options out there like Innago, Avail, Rentredi, Azibo. @John Philip Eugenio, Nathan and Vicki cover the most important topics and options out there. It really all depends on what you are looking for.

Stessa is good for accounting/expense tracking, taxes, etc.

Avail, Innago, Azibo are actual property management software, so they have more features like tenant screening, leasing, rent payment, maintenance management, etc.

And then you have other platforms like hemlane that do it all and can viewed as fitting the gap between self-management and having a property manager.

You can also get tools like clickpay or erentpayment that all they do is collect rent.

You might as well use a (free) solution that does it all. You can find a bunch of options and resources on these here: https://everyreitool.com/categ...

@Stephen Densmore common question here on BP and also depends a lot on what exactly you are looking for. It sounds like you already have the expense management and tracking covered by QuickBooks.

Rentredi is popular on BP, I think the $1 deal you can get through BP helps. In any case, it sounds like you used it and it didn't do the trick for you.

You could also look at Hemlane which is a hosted service somewhere between self-management and having a property manager.
