Good morning BP community,

I plan to rent out my current residence next month or June. I will be using PM to look for a tenant but I will be self managing the property after. My questions are:

How did you collect rent? What website worked for you?

How do you collect maintenance issues?

Looking for recommendation for PM in San Diego that worked for you

@John Philip Eugenio, Nathan and Vicki cover the most important topics and options out there. It really all depends on what you are looking for.

Stessa is good for accounting/expense tracking, taxes, etc.

Avail, Innago, Azibo are actual property management software, so they have more features like tenant screening, leasing, rent payment, maintenance management, etc.

And then you have other platforms like hemlane that do it all and can viewed as fitting the gap between self-management and having a property manager.

You can also get tools like clickpay or erentpayment that all they do is collect rent.
