Full disclosure, we use property management so we do need to worry about such things. That said, I know Avail, Rentredi, and others are talked about a lot here in the BP community. I think BP might also have a $1/year for Rentredi, so essentially free.
I also recently came across Azibo which is free and seems very promising. So are some of the options and there are many more you can find a lot. This site is helpful and has tons of other resources https://everyreitool.com/categ...

Hi @Megan Wildhood!

Privy is making a lot of noise these days and advertised a lot all over the place. I have not used it, yet.

You say “find” and “manage” deals. Those are very different things. What are some things you are hoping this software to do, maybe that will help narrow it down.

Also, I am not sure if you have looked at this site https://everyreitool.com/categ... but it is a great resource that captures all the tools and software for real estate investors and professionals, maybe it'll help.

The big ones for me are:
* calendar
* Google Drive and Google docs such as Spreadsheets
* Game changer, free, and simple is Stessa. It’s basically an asset (rental property) management tool. Great property and tenant tracking, expense tracking, documents, mortgages, etc

Those are more for managing the business and your portfolio. if you are asking about actual property management software because you self-manage, I cannot say really as we use property management. I know things like Avail.co and RentRedi get a lot of love in this forum

@Laura Johnson have you looked at Boostly (boostly.co.uk)? That is a great solution for hosting your site and managing your short term rental directly without relying on AirBnB/VRBO.

I believe they partner with a lot of other short-term tools to help with the management and operationss.

Disclaimer: we use property management so this is solely going off of what I have researched and discussed with others. I know Rentredi and Avail.co are talked about a lot and some of the preferred ones for small portfolios.

It is hard to claim that any tool or software can be 100% accurate, a lot of it comes with experience. 

Some of the BiggerPockets books have some great rules of thumb for guesstimating these costs.

In any case, we use DealCheck and love it. It’s not perfect, but works for us.

Full disclosure, we use property management, so cannot speak from experience.

That said, we have done our research and keep contemplating managing some of our properties. I know rentredi always comes up as a preferred solution as well s might even be a BiggerPockets partner.

I also like Hemlane, a solution that is somewhat between self-management and having a property manager, I would look into it.
