 tons of great recommendations in here. Innago, Rentredi are names that come up a bunch.

a slightly different approach is to use something like hemlane that is a solution that sort of sits between self-management and property management. you could check that out.

@Steve Newsom I have been having similar issues with Stessa since day one. I still can use it though because it is only with several accounts, not all.

I believe Cozy is now apartments.com which has this functionality (I think).

I have also been evaluating Azibo as an alternative to Stessa.

@Timothy Jacob Wallace, sounds like your needs are more around accounting and expense tracking vs actual property management.

We use Stessa, not sure if you have looked at that. It's not perfect but once linked to your accounts it does a lot of the expensing tracking automatically for you.

I also know Azibo does something very similar and might be a good option for you. There are many other options you might want to check out here: https://everyreitool.com/categ...

@Nathan Vandermost, welcome to BiggerPockets! +1 to what Nathan G said. A bit more info would be helpful.

In any case without much context, I would recommend using software for your property management which includes support for the maintenance process. 

There are main good free and cheap options out there is you are getting started. A lot of them handle maintenance as part of their offering. This is a good resource and reviews of some options: https://everyreitool.com/blog/...

If you are looking for just the minatenance request part of the process, maybe what you need is work order software.

@Cody Kennon, +1 to a lot of what was said in this thread.

We use and like propstream to build our lists. You also use batchleads from time to time and listsource. Those are all he tools to build the lists. Propstream also has direct marketing capabilities as des batchleads.

Assuming you are asking because you are self-managing these properties solo?

There are many options out there. Full disclosure we use property management, so we may not be the best to answer this question for you.

But...

I know a lot of folks in this forum talk about Rentredi, Innago, Avail, Azibo, Hemlane, and others. I think BP even has a special deal for Rentredi. 

Hemlane is interesting. It's a solution that is somewhat between self-management and property management. It is also very cost-effective. We have looked into this for our own properties

Innago is also starting to get a lot of steam.

Every REI Tool is a resource that catalogs all the options out there and can be useful.

I hope this helps at least somewhat. I think with BiggerPockets' deal Rentredi is like $1. Innago, Azibo, and Avail are free. So you have some good options at low/no cost. I guess it also all depends on what you are looking for in the tool (listing, screening, rent collection, maintenance, etc)

Full disclosure, we use property management but I know in these forums the big names that get thrown around a lot are Avail, and Rentredi. I think BP even has a deal with Rentredi where you can get it for free or something like that. I know Innago is starting to make more noise as well.
