Quote from @Logan Baker:

Hi All - I recently took over co-managing a portfolio of around 30 commercial property units which are a mix of retail and office. We are searching for a software that can enable us to easily collect rent payments online but have run into problems with each one we have tried. The problems we have run into are the software is not commercial property friendly, we have too small of a portfolio, software is too complicated to use for tenants, and software is plus $300 a month. We have tried RentRedi, TenantCloud, and Yardi Breeze. Currently, we have tenants paying via hand delivered check and Zelle which has had a lot of fraud recently.

Does anyone have any recommendations for us based on our portfolio size? We just want to collect payments online securely and do not need any other features.

Thank you,

Logan B.

Logan, there are a bunch of great replies in this thread. A lot of those names are the big ones that most people use.
This site: https://everyreitool.com/ has a bunch of helpful resources from rent collection tools to property management tools.

Hey all, my name is Adam. I live in the Boston area. I own two investment properties. I recently moved out of my two family and I'm in the process of renting the unit I used to live in. I'm looking for a recommendation of a good payment app to collect the rent to relieve the hassle of collecting checks. I plan on managing this property myself for now. I have a property manager for my other property due to the fact its about an hour from where I live. That being said, they have their own payment system so I dont have to worry about it. Something a little more professional than Venmo and  less limited than Zelle would be great. I'm open to opinions!

There are many great options listed in the replied in this thread. Most of those are captured, but this site: https://everyreitool.com/categ... has many resources and other potential solutions that may help you.

Hey @Kefah Al-Ramahi,

Unfortunately, I cannot help with the boots on the ground as I do not know that market.

WRT self-managing, one of my favorites is Hemlane. It’s almost like a cost-effective in between between self-management and property management.

This site also has a lot of resources https://everyreitool.com/categ... for self-management.

Hope this helps!

Hello everybody,

What methods do you recommend for tracking and documenting businesses receipts?
shoebox? A software?

We use Stessa for bookkeeping and for the rare receipts, we use Expensify.
This is a helpful resource with a lot of options: https://everyreitool.com/categ...

+1 on what Michael said above, it really all depends on what you are trying to find, where, your investment strategy, etc.

We find deals on the MLS. Some from our network. Some from Facebook and Craigslist. There are plenty of other solutions depending on what you are looking for, a lot are listed on this site: https://everyreitool.com/categ...

happy to help more if you want to chat.

Does anyone know of a course that covers this. I've found some podcasts and videos about it but I want a soup-to-nuts course to give me more info fast. Thanks for any replies.

I am not a syndicator but I really like what Jonathan Twombly does and his Facebook Apartment Investor Club. I think he might have a course as well.

I know this site https://everyreitool.com/categ... has a ton of syndication resources. Mostly software and apps for syndicators but also books, courses, podcasts and YouTube.

Hello,

Is anyone using Zillow rental manager to manage their own property? It seems easy to use for both landlord and tenant.

or What other property management apps recommend for managing your own property?

Appreciate sharing your experiences and input.

Thank you,

I know rentredi has a great reputation. We have property management in place so cannot comment more. That said, I know this site https://everyreitool.com/categ... has a lot of options for property management and self-management software.
