There are tons of options out there which doesn’t make it easier to pick one.

It really all depends on what you are trying to achieve. Some tools are better at building lists, some are better at analyzing deals, some are better at cold calling, some are better at mailing, some are better at hosting a lead gen site, some are better and have more data... Some try to do it all. So yeah… What I have seen work best is to identify what of that list is more important to you and to go with the best tool for that and compliment it with other tools.

I have used and like propstream! For a while I stopped using propstream in favor of batchleads because propstream lost access to MLS or something like that that has now been restored.

Do you know what is more important to you right now? Propstream might be a good start as it has great data, does great lists, has mailing campaign cabilities, and landing page building.

@Karen Guo welcome to BiggerPockets and congratulations on reaching out and doing the work.

This is very personal to you and depends on a lot of things like what your goals are, would the 3bed/3bath cashflow, etc?

House hacking is often referred to as the cheat code to wealth. That says a lot and is true. If you are comfortable with that and can find one that makes financial sense, it might work.

Hey @Mark Wurtemberg, maybe the simplest answer to your question is this: I am still with DECA; three years in.

Is DECA perfect? No. Who, or which PM, is? Does DECA work for me? Yes, for the most part.

I think part of the reality and truth is we each have our own perspectives. From an owner perspective, no tenant will stay long enough, no tenant takes good enough care of the property, no tenant turn is fast enough, no expense is low enough. That said, some of the things I really like about DECA that work for me are:

I have the same point of contact for all things on all our properties. I have been talking to the same person for 3 years. They know me, I know them, they know our properties. I am always able to get a hold of someone when I need it, whether it is on the phone or email. I get responses pretty much immediately. They do everything for me agent, PM, rehab.
sometimes I feel like their communications to be could be a bit more frequent and timely, but I also want to be fair and recognize that I am on the extreme side of the range when it comes to replies and responsiveness, so my expectations are stupid high.
