@Alison Reeves have you ever got a good lead from the myhousedeals website? They mention they offer great wholesale leads but for a free membership it only gives you limited daily viewings then if you pay a monthly fee you get unlimited leads. At your earliest please give me your feedback.

Thank you for the prompt feedback. With listsource providing the contacts I would now have to make a decision on what marketing material source to reach out to these contacts correctly? Then a provider such as Yellowletters, allows me to send marketing material to these individuals directly from their warehouse or do the material come directly to me and I have to get the postage and mail them off?  Last, the reseller you mentioned, where could I find such of a source? Hello Everyone, 

As I prepare to use yellowletters.com and listsource.com, I have formulated a question that I can not find an answer to. Ok so these mailing marketing services (yellowletters) do they provide me with "motivated sellers", to mail to directly? In their questionnaire, they ask me for my desired/potential receivers; divorcees, absentees owners, etc. If they provide the individuals and send them the post card or yellow letter directly, why would I need to use listsource? From what I understand, listsource provides me with potential names and or addresses of people whom I could contact directly then I would have to send them the marketing material(s). Also is the postage prices/cost included in the price of the yellowpages? For instance, its $150 per month at listsource.com; $.20 per lead, which comes with 750 leads per month. But they do not mention the envelope nor the stamps cost. The way I figured out per monthly with listsource.com is listed below. 

$150 (750 leads) + $.41(750 stamps)= $307.50 + $59.50 (2000 each envelopes for $59.50)= $517 per month. 

Could someone give me their feedback to ensure I am analyzing my month expenses correctly? I look forward to hearing everyone's feedback. Thank you all in advance. Take care.

Muhammad Saleem I'm at that same point trying to figure out how to find motivated sellers. I made a sign/flyer that I will post up tomorrow. I also thought how many people might have posted signs and or made contact with the same property owners but I was told you might catch the right buyer at the right time. I created a buyers list of 200 plus and I made a spreadsheet of all their particular criteria. I will post at locations where people seat and wait for service; barber shops, ATM machines, red light, etc. I will as note that I will offer $500 to individuals who bring me deals (once I close). I will keep my promise to them, it's good business plus it helps bring your business positive vibes. I will also drive for dollars. I hope this helps. Regards,

How about social media? Type his/her name in different ways then end it with Instagram or Twitter. For example. JoeDoe Instagram, joe_doe instagram. Now you will not know from a picture if you go through the photos (if it's not private) you possibly connect dots. Their current state, county based on the background, etc. or simply connect the dots; first 10 gut feeling photos (i.e. They look like a Joe doe). It's free and it's all about how bad do you want it. Hello Everyone, 

When it comes to a property appraiser page and or property assessor, what are some indications I should focus on to determine if it's a good deal? For instance, do I focus on the sqft, year built, taxes, etc? I should mention that I want to make a career out wholesaling and flipping. Any and all advice would be greatly appreciated.
