I would be honored to discuss with you the actual numbers, once I have the address. Depending on the exact location is the said property, some markets are seeing as high as double digit appreciation rate thus selling might be the most financial benefiting play. In addition, when interest rates decrease in more favorable rates from the FEDS, there will be more buyers looking to diversify (buy). Generally speaking, the SFLA market, is a great play for both appreciation and cash flow. I have clients that flip, STR, develop, etc and all investment strategies varies based on preference. I provided asset management and property management to local and domestic clients. With all that you stated, I would highly advise to sell. With the potential NET of the sell you could, 1031 into a larger asset (MF, several homes, portfolio) and spread your risk over these newly acquisition. I agree with @Jay Hinrichs, why give up 30% where you have majority of the risk/exposure. One could easily operate in high value but with more financial gain thus offsetting with tax filing (lose). While lower entry markets are attractive, I would advise considering markets that offer best of both worlds, cash flow and appreciation. The Florida market provides both cash flow and appreciation. There are 1000 ways to skin a cat.
