Thank you for your prompt feedback. The investment I purchase has no equity nor do I own it out right. I financed it for $153k and my monthly mortgage is $1,100; the tenants pay me $900 each so my profit is $600 per month which include the water bill as well. I will look for the  J. Scotts book on flipping houses book you mentioned via Amazon. Furthermore if you can refer any and all private investors I would greatly appreciate it. I do not mind paying a high interest rate as long I am making a profit, even if its a few dollars I do not mind, I can pay that lender(s) and or private investor(s) off. Hello All,

I have owned a duplex since December 2013. This property has generated profit for me consistently for 6 months. I had repair issues and tenants issue but the new tenants are section 8 and I have not had any problems to date. My question is now that I believe the rough road is behind me I am ready to purchase another property. But I do not have the capital to do so. Are there any banks and or investors whom will use my property collateral thus finance the new potential purchase of at least the down payment? Or should I flip some deals to gain capital then purchase a new property with those funds? If your suggestion is the flipping route then please help me figuring that process out. I watched enough reality shows to say I know the basis but not enough to go out there to do myself. At your earliest please give me your feedback. Thank you in advance for your time.

I am fresh to the industry, however I plan to make this a career for the next 20 years. I will work harder than anyone you know plus I will listen to all advice and apply effectively. Thank you for your prompt reply. Also thank you for your input/advice. As far as my question about there being a realtor connected to a property this is what I mean; I went to rentals.com and I was only contacting the numbers that where local (area code 954.305.etc) which are local here in south florida. I didn't speak with anyone but in the description the info said ask to speak with XYZ from XYZ, LLc realtors (firm). I want to speak with individuals whom owns properties out right or probate, etc. I look forward to hearing from you. I will use the older threads to help me in todays market.

Hello Everyone,

I would like to express my appreciate for a website like this and a forum that is interactive with like minded individuals...(not to mention free and no spam emails after signing up).. As I been reading through the posts I realized my questions were answered but all dated in past years. The real estate industry constantly changes. So my questions are as follows:

1..Where can I find active (end) buyers, investors, cash cash buyers?I tried to look through section8.com, public records, etc. All these resources has some connections with a realtor firm.
2. Where do I find affordable properties (listings)? ($0-50k). I tried banks' websites, craigslist. I want to speak and negotiate with direct owner; due to my lack of financial resources.
3..If I open a credit card and use the funds approved and drop into my saves thus showing the potential owner my proof of funds do I have to show a constant deposit for several months? Three months of additional income or is the amount in the account more important?

Thank you all for taking the time and reading my LONG post. But like everyone here we care about our current status and more concerned about our future.
