Property Appraiser page

Hello Everyone, 

When it comes to a property appraiser page and or property assessor, what are some indications I should focus on to determine if it's a good deal? For instance, do I focus on the sqft, year built, taxes, etc? I should mention that I want to make a career out wholesaling and flipping. Any and all advice would be greatly appreciated.
