Post: New and or Low risk new investment opts

Hello All, 

I have done the traditional investing; flipping and rental property (landlord). My resources are limited thus I am not in a position to really invest in too risk investments. For those who are aggressively active and or seasoned vets; could anyone suggest new real estate investment strategies? I was considering the tax lien/deed route but many people did not have positive things to say about this method. I look forward to hearing from anyone and EVERYone soon. Also, I am located in Miami, FL desperately seeking a mentor in my area

@Wayne Brooksthank you for that information, I never even read that during my research. Ok what method could you recommend I consider as I explore options on investing in real estate with limited funds? IE I would like to invest in $1k-$3k and make $7k-plus per transaction? I'm looking for cash flow ROI and if a property has potential long term ROI then I will keep it but I rather flip, resell ASAP Once I get my hands on it.

@Wayne Brooksthank you for your prompt reply. I understand that even if I pay the delinquent taxes for the owner that does not give me the ownership of said property  immediately. I wanted to focus on two angles within the taxes and lien sector of real estate investing. First angle; some how find out the owners name and the address of properties that are in delinquency of their property and  assess evrything (potential demo cost). Then go directly to the property and or owner and offer XYZ to bring their debt current and we agree upon a monthly installment to pay me back with interest. Since most lending firms (banks) have the insurance and taxes included in their monthly mortgage payment, my target demo will be homes without mortgages attached. My second angle will be the more traditional method. Go to auctions and bid for the property in my budget. My only concern with that is most seasoned investors will be in line already at these auctions plus their wallets will go deeper than mine so I might just be wasting my time in going. What are your immediate thoughts Willa my methods? At your earliest please give me your feedback.

I recently learned about paying for someone's own taxes and or liens then ultimately if the debt is not paid to you (the person satisfies the tax/lien debt) then the property is yours. I'm located in South Florida and I would be honored to partner with any who has done several of these deals. I would invest money with this partner(s) and I will compensate this person(s) for mentoring me through the whole process. I look forward to hearing from everyone. Im currently interested in the probate side of real estate. I work in the downtown fort lauderdale area and I can go to the courthouse everyday if I wanted to. I also was told about this free website (listed below) but I am not sure what to look for, how to get the names then contact them. At your earliest please give me your feedback and hopefully we can make out a mutual business partnership. @Mitchell L. Thank you again for the site. I see that site being resourceful, I need to ask what am I looking at? Do not laugh. All I saw was names, numbers, Florida this versus that etc. How do I know the person of interest I need to contact? How do I know how much they owe, that way I can evaluate if the numbers are feasible for me and or how to explain to my end buyer/investors? Also the site ask for name(s) how can I expand my search? (City, zip code, etc). Lastly, with my interests being probate, foreclosure, liens, violations, etc; how can aim my focus via this site?
