As the title says, I was pre-approved for an owner occupant loan in Chambersburg, PA! I plan to house hack so I am now looking for four unit multifamily properties. I'm really excited and just wanted to say thank you to the BP community.

@Nate Bell got it. So it's a case by case basis but in general I'm at a disadvantage compared to cash buyers.

I see a lot about wholesalers reaching out to distressed sellers and finding cash buyers who can close quickly to relieve sellers.

I'm personally looking to buy a rental property and I want to integrate the "off-market deals" side of wholesaling into my buy-and-hold strategy.

Is that possible?

Just like the post asks. How long did it take for you to begin investing? Why did it take so long?

My personal story is that I'm a new college grad aggressively saving towards a 20% down payment on an investment property.

As the title says, how can I start wholesaling cheaply?

I've heard of driving for dollars and direct mail marketing, but the market I'm interested in is 5 hours away and direct mail is very expensive.

Any advice would be greatly appreciated!
