Is it a common strategy to form partnerships to buy a rental?

I met a real estate group called NAM Property Group. Apparently they're based in Brooklyn, New York but they've expanded into Atlanta, Georgia. I just wanted to see what people think of this group.

@Nathan Smith Graduated from Penn State with a degree in Nuclear Engineering and it got me a good job that is helping me save for investments. However, I didn't find out about real estate until August this year.

I'd say, get a business oriented degree (supply chain, finances, business management) and use that degree to find a good paying job to save up for real estate. You learn something applicable to your long-term future goals and you hedge your bets with some stability.

Good luck in whatever you choose to do! Fr the sounds of it, you have the drive to make it work either way.

Thanks for the response and I'll keep your advice in mind! Right now, I'm focusing on low property costs and high cash flow so I can expedite the process of getting my first property and then the second. 

I'll transition into long-term growth after I've made a good foundation but I'm trying to bust through my first property so I don't get mired in analysis paralysis.

Should I invest in Chambersburg, Pennsylvania or at Tampa Florida. I've heard through BP (and other investing info groups) that it's important to invest in markets that fit your strategy and projected to grow in the future. However, I spent my childhood in Chambersburg, PA so I have tons of connections and have preliminary knowledge of the market. 

For some context, my strategy is to buy and hold. Get some cash flow going and, if advantageous, trade up property using a 1031 exchange. I am aiming for a market with lower property values (~50k) so that I can begin investing sooner.

I live in New York so both markets would be long-range. But, since Chambersburg is my hometown, I have much more resources for support.
