Can you buy off market deals using conventional financing?

I see a lot about wholesalers reaching out to distressed sellers and finding cash buyers who can close quickly to relieve sellers.

I'm personally looking to buy a rental property and I want to integrate the "off-market deals" side of wholesaling into my buy-and-hold strategy.

Is that possible?

Yes, but the two things are sometimes incompatible because off market deals often involve a promise for a quick close. It can be done, but conventional financing removes some of the competitive advantage you have to get the deal off market.
