I'll contact my local government! And it's a .8 acre land with a house. So the plan is to split the lot and rent out the house.

@Josh Mitchell incredible! Thank you for the advice. The deal would probably done through seller financing/JV with the owner of the house/land. But I'm still going to educate myself on commercial loans!

Does anyone know of literature or podcasts that can teach me the basics of investing in raw land? There is house in Chambersburg, PA that is .8 acres and I would like to educate myself on my options with such a large lot of land.

@Steven Birch Check out the South Central Pennsylvanian market! If you look in B and C neighborhoods you can easily find 1.2% deals. If you low ball multifamily homes that have been on the market for awhile, you can even find 2% deals.

Hey everyone,

Just as the title says, how much are closing costs when you buy with cash?

I've been looking at different forms of financing and I heard of fund and grow from a local Chambersburg Investor. Essentially, fund and grow finds 0% interest business credit cards for you, you then liquidate the credit into cash (paying a 2-3% fee), and then you buy houses with cash.

I just want to know how much closing costs are when you buy a 100k house via cash.

Hey everyone,

I'm house hacking my first property in Chambersburg, PA. When I move out I hope to make it a section 8 rental. I researched fair market rent (FMR) and a 2 bedroom unit rents for $897/month in Franklin County, PA.

Does FMR include utilities? Meaning, does the $897/month figure also include utility costs or is that figure purely rent?

Also, does anyone know if Franklin County is a good section 8 rental area?
