@Shawn L. I actually did talk to them about it! Essentially, while buying a house, they walked in on a tenant who died in the house and no one noticed. They also buy property in the Dominican Republic and there are a lot of headaches there.

Another one bought a condo in Florida and didn't see as much appreciation as he thought so he uses the property as a place for his parent's to live.

Last one bought property for a garage but the garage tanked and subsequently they did as well.

Hey everyone!

I'm a very new investor who will be closing on his first property on March 26. For the past 6 months I've been really working to get this deal done and can finally see the finish line.

However, sometimes I lose motivation whenever someone says something negative about real estate. Especially, when they come from someone who has owned real estate.

I just wanted to know what do you guys do to keep your spirits up.

Anyone have stories of sub-metering? Closing on a property soon and would like to have an estimate to sub-meter a 4 unit property in South Central PA.

Just like the title says, how do I find leads out of state? 

I'm aiming to BRRRR small, multifamily properties in the Chambersburg, PA area. Duplexes, triplexes, and quads go for around 100k, 150k, and 200k respectively. In order to BRRRR effectively, I mostly like need to go all-in by 75% LTV for these properties. How do you guys get those screaming deals where you buy at ~65%, and then have enough to rehab?

For your house, do you guys have something to detect carbon dioxide monoxide, and smoke?

I'm buying a house without carbon monoxide and smoke detectors and the seller decided to install carbon dioxide detectors. Does that fix the problem?

I will take this information and move forward! Seems like I have a lot of phone calls to make! Land investing seems to require a much larger team than multifamily!

@Benjamin Seibert not Zach, but I can say Chambersburg great! Depending on where you look, you can find appreciation, cash flow, or even both. Very dependent on location.
