@Dillon Dale Wow. This entire time I was under the impression that you needed an LLC to perform a lot of tax advantages. I think I need to do more research on the legal and tax side of real estate.

Hey everyone,

I just wanted to know what everyone's buying criterion is.

Personally, I'm aiming for a multifamily home under 200k in Adams, Cumberland, and Franklin county, PA. Each unit must cash flow $200/month and the neighborhood was be C class and better.

Just like the title says. How close is section 8's FMR to standard market rent? Can I use it as a baseline for how much I rent out property?

Also, how do you guys determine market rent?

I'm a real estate investor looking for my first buy and hold property. I just graduated college and am working my full time job. I am aggressively saving to meet the 20-25% down + closing fees + rehab. All in all, I'm saving for at least 30k. But I'm seeing that it will take me over a year to reach that goal.

Is there any way I can expedite this saving process or even get my first property without much cash in? I know about subject 2 and seller financing but are there more ways?

P.s. house hacking isn't an option bc I live in New York and a 3.5% down payment + closing costs is around 40k in New York. Furthermore, my job may relocate me within the year.

@Jaime Hernandez graduated as an engineer and it got me a job that helps me save up to my first rental property. Good way to lower risk!
