Has anyone had experience doing rental arbitrage with Air BNB in the DC metro area?  I know there are a couple laws in DC and Arlington limiting it to 90 and 180 days. Would love the opportunity to discuss these types of rentals. Thanks!

how do you determine the price you want to offer the owner before getting inside the property? Looking at one now that looks abandoned but no idea of the condition inside.

Looking to get an idea of the total amount of cash I should conservatively have in hand for my first investment. Without house hacking, I'm thinking I'd need 25% down, closing costs, and 6 months of carrying costs (PITI and maintenance). I know some would say I don't need 25% or the 6 months but I am trying to come up with the most conservative numbers. Thanks.
