@Michael Roblee. I agree with the previous poster, your expenses are too low. Property management will be 10% minimum. Cap ex and repairs and vacancy are all too low. Should be between 7-10%. If I were you I would be conservative withe these estimates so you don’t get surprised.

@Alvin Uy. Tax wise, i would look at a 1031 exchange on your profits from the flip or something called a debt service trust, which I just heard about in the Apartment Building Investing Podcast with Michael Blank, episode 166. The guy being I interviewed was Brett Swarts. He’s on BP and I believe a Cali guy.

Just listened to Brett Swarts interview on the Apartment Building Investing Podcast with Michael Blank. They discussed a very interesting alternative to the 1031 exchange called a deferred sales trust.  Seems like this would alleviate the time restrictions that come with a 1031.  I highly recommend you all take a listen to it! Episode 166. Great episode!
