Looking to get an idea of the total amount of cash I should conservatively have in hand for my first investment. Without house hacking, I'm thinking I'd need 25% down, closing costs, and 6 months of carrying costs (PITI and maintenance). I know some would say I don't need 25% or the 6 months but I am trying to come up with the most conservative numbers. Thanks.
