Yes it's a duplex. I used Rent-o-meter to gauge the rents.  I hadn't researched the neighborhood yet. 

Really? I thought the Cap Rate and Monthly Cash Flow was pretty good.

Good news for Kansas City investors! USDA just announced it’s relocated two offices from Washington DC to Kansas City. That’s means office space rental and also about 500-600 jobs coming to town. Great for Kansas City.

Has anyone had experience working with Three Pillars Capital? I keep seeing advertisements for their webinars in Meetup. I signed up for one of them but just wondering if anyone had experience working with them.

Ran an analysis on this. The rents are below average according to Rentometer. There is also the possibility of installing a coin laundry to increase revenue.  I think the area is pretty good. I've been around there a bit over the years though I've never seen this particular property. I believe I estimated accurately for a commercial loan. $10k for repairs may not be enough but it's tough to say from just a photo.  The property is interesting, recently (2017-18) renovated from a motel to studio apt's and 100% occupied, according to the listing. Interested to hear people's opinion's on my analysis.

Is there a good website that provides estimated closing and repair costs for apartment buildings based on size and location? I am using the calculators and finding it tough to estimate these variables. Thanks!
