I know that Cash on Cash Return = Total Cash Flow Pre-Tax/Actual Cash Invested. ROI = Net Income/Total Cost.

My question is whether the Total Cost in the ROI formula includes the Sale Price of the property or just the amount of actual cash invested.

I know that most people say you don't need a lot of money to start up investing in real estate. But I am curious to hear about how much folks saved and why that amount, before investing in their first property.

How did you determine the cost of the renovation?

Are there any DC area real estate attorneys on here?  I will be admitted to the DC bar soon and would like to discuss the industry.  Thanks!
