@Frank Geiger thanks for the input. The property is in Huntsville Alabama. What would be a good avg closing costs in your opinion?

@Frank Geiger there are 6 units, 100% occupied. Don’t have a bed/bath count. Class C and about 4300 sq feet in total. There is a parking lot and covered trash area. Doesn’t look like they charge for parking.

Here is a location and price I think it worth considering as an investment. The asking price is 330k but I think it makes sense as an investment between 250k - 270k. I was looking in mid-large MSAs experiencing with population growth over a ten year period, in landlord friendly states, low COLAs, and good weather. As my financing goals, looking for between 4 - 10% cap rate with more than 10% CoC return. Let me know what you all think.

I'm looking at areas with good schools, low crime, appreciating property values looking in the past 10 years. As far as price, looking to satisfy the 1% at least but would like to do better than that.  However, I'm not interested in fix and flips or D class properties.  I need something that is well maintained already and occupied.

Hey all

I found this property on loopnet. The listing price is 580k. I ran the numbers and it looks like even with a 150k reduction it still isn't a good deal. Interested to hear people's thoughts on my analysis. thanks.
