I have a couple rentals in the Killeen and Cove area that I've picked up over the years. I use a local in the area, Joaquin Williams, I'll IM his information you you, he does all my repairs to all my property's. He also does all my rehabs too, he can do anything, roofing, plumbing, electrical, framing and on and on. Plus I have no issue handing him 5k down payments to start the work. 100% trustworthy human being.

No you don't need to fill that out. However, if you are wholesaling the property you don't need to really take the house down with Owner Financing. You can just take it down with a assignment contract. Really use a normal purchase and sale contract that has the word "and or assignable" by your companys name. You should be very careful assigning Sub2 deals. Because you will not have any control over that house when you sell the Sub2 deal to another investor.

Yes, that is the only Owner Finance / Seller Finance lawyer I'd use. I've never had a problem at all with her, I do business in Austin up to Temple/ Killeen area and we do everything offer the phone or email. Even when I do foreclosures and email her out of the blue and have 5-7 days until the foreclosure date, and she still gets everything done. $$$$$$$ If you don't have a good real estate lawyer on your side you aren't going to make it.

Mind you I only have done this in Travis, and Bell county. But your best beat would be to hire a lawyer to make sure you follow the laws completely. But yes you can start the process as soon as you own the property. 

DON'T NOT DO CASH FOR KEYS. Hire a lawyer so you know its done correctly and legally.

They are correct, they need the homestead to be in place. But remember you really wanting to talk to a loan officer that does Commercial property's. You attempting to take out money on a commercial property anyways. Yes it's a house, but it's a house that makes money. You need to contact local banks in that area, and ask them for the commercial side of the bank, ask them for a LOC on a rental.

Really the dirty and clutter of the renter doesn’t matter much. But make sure the tenant has damaged anything before they show up. But yes you will need to have your PM involved because you need to give 24 notice to the tenant.
