In Cedar Park and Leander, houses here are going way over the asking price. I really don't understand what is going on. They must be coming to closing with a large bag of cash. LOL

If you live in the Killeen area, BP has a meet up every other Friday at 6pm, BIG BOBS BURGER. I've invested in the Killeen area for some time and love it. Great for rentals and wraps. Being the bank is a great way to make money in the Killeen area. But like someone said know the area, because some parts of Killeen is a total no go.

You might want to change your strategy over to sub2. It's always a good idea to be as efficient with the limited cash we all seem to have. Sub2 allows you to acquire the property for as little money as needed. But you will need to find sellers off-market. Post cards / letters, ringless voicemail drop, cold calling.

Look up a guy named Grant Kemp on youtube.

I have a contractor that I’ve been using for about 2 1/2 years now it’s worked out really well roofing floor paint fences pretty much an all-around get it done kind a guy. He also has a team of people that does all my rehabs in the Killeen, cove area.
