Your comment about mojo dailer is right up what I need to hear. I started cold calling about a week ago and it's a massive time commitment. Anyone have a request a friend they want to send my way?

I live in Cedar Park, and most of the investors that I know are looking for 70% ARV - Repairs - your assignment fee.

ARV $245 * 70% = 171.5 - 7K repairs = 164.5 - $5k closing cost / inspection = 159.5

MAO = 159.5 - your assignment fee.

Do you have a list of buyers that will pay more for the house then the standard 70% of ARV?

You need to make contact with a laywer ASAP. My sister tried this on me back in the day and got slapped for it. Be careful of people that want to change the agreement after the fact. Just because they think they  deserve a bigger piece of the pie just because .

 When you visit with the lawyer bring all the documents and all the paperwork that you possibly can. 

Inform the laywer that she is wanting to change the deal after the cause. 

The reason she wants a  appraisal on your land too is because you’ve made improvements on your land and your land is worth more than hers. 

Stay civil with your sister and make sure that the lawyer does the talking to her. Stand up for your and your sons rights.

I understand using skip tracing companys that really don't give you what you need or want. That is why I switched over to Skip Genie. You can run bulk tracing and all the traces are only 25 cents. Plus they have a 24 hr turn around period. Hope on there website and give Larry the owner a call if you have any questions.

I've tried both and I found that the John Martinez (confused/embarrassed) approach allowed me to stay on the phone with them OR even for them to feel sorry for me and try to help me. (oh ya thats my dads old house, I have his number). My market might be different then yours, but I was sometimes calling people that where getting calls from creditors and they are mean as hell. So when I got on the phone with them, they knew I wasn't one of them. I liked the way he did it so much I just hired him to do it for me. lol It was $500, and I have some deals from it so I'm keeping what I have.

I've been using John's call center and already got two deals that I closed on, and one more in the pipeline. It's $500 to start up and you can put a cap on how much per month you want to spend. But I would say it's worth it to me. I have a full time job, so the fact that I just send them a list of 1500 phone numbers to call on and they get it done. I'm happy with that. 

I'm in the process of saving up (pay cash) some money and getting into his sales academy. I've talked to multi people in the real estate place and they all have glowing reviews about his training. Most of them stated it was a like just having a normal talk with someone to sale the house to you.
