Do you really need a licensed GC. Or are you needing someone that can do multi- skills in construction and has a team of people that can complete different takes? A GC can get very expensive quick.  However, they are insurance and bonded so that helps. Do you live in the Killeen and Cove property? If you do you can stop in and check on the progress of the work being done. I have a guy I use in all my flips and he is on it. Let me know if you need his number?

As long as we have a high demand for jobs in the Austin area, housing will be crazy high.

If you are looking for cash flow, I buy in the Killeen, Copperas Cove, Temple area. However, as you know you will need to buy right. That mainly means to purchases houses OFF MARKET is a must. I would also look into Grant Kemps class that teaches you how to purchases properties with little or no cash through Owner Financing. That area of Texas is amazing for picking up properties going into foreclosure or just people that don't want the house anymore. I just picked up a 4/2/2 with little repairs for what was owned on Taxes $3,500 and the cost of closing.
