Man that is a skinny deal. You have to get that purchase price down. How hardcore are you on the rehab cost. Was that from a GC.

One last thing, when you stated $30k for the repairs did you have BID's from contracts and you rounded up. How did you come across the rehab cost. Because really if that isn't done correctly it can kill any deal.

I like to think of it as " problem = what does it cost to fix " So it takes the emotion out of the problem. I purchase a lot of my houses off market so they aren't in great shape. But really I would have to walk away from something that didn't make sense $$ wise.

The only person I would ever use in Texas is

@Andrew Postell. I've used him multi times on my rental property's for my refi's and the process is always smooth and profitable. I'm sorry to say this, but before I found him on bigger pockets, I used another bank and it wasn't an easy process. I had to cancel the whole thing with them.

Thank you for your response. Yes the son was giving the house after her death and when I called the Bell Center Appraisal District for the tax amount I was blown away that they haven't paid taxes on that property for 10 years. I have no idea why the county hasn't take the property back. Looks like I have some work in front of me.

Have you ever heard we get paid to fix peoples problems. So here we go......

I cold called a person about a house that is worth (CMA from local real state agent) is 65k. However, the taxes due as of May is

$37,409.98 and I can't get access to inside the house. Why you ask, because the guy's mother died 3 years ago, he never moved the house into his name. However, he so called FRIEND that he can't get a hold of is now renting the house out to a older man (65-70 years old) and will not return his calls. 

He stated that his mom did take down one of the walls to make a room larger. But other then that he hasn't been back to the house in 3 years. 

I'm hoping to take the house down and rehab it has a rental or lease option. How can I get access to inside the property, the old man will not come to the door, because he knows he isn't allowed to stay there. He is basically squatting. How much is it to have him removed in Texas?

Someone tell me to MOVE on stop making a deal out of a no deal please. LOL
