I love my three Schlage encode and host for Guesty account. She thy charge like 75 cents to send the guest the last four numbers of there phone number as the door code. But really it’s one more thing I don’t have to do. 

Wouldn't have it any other way. 

Did you ever find a replacement software to use in your business?

I have three Airbnb's and I know I can do better than what I'm doing now. I'm making great profits off them, but I'm having issues with my m-th bookings and I would like to raise my rates. I'm hoping to find a company that isn't going to manage my properties but help me do better. Help me do better with SEO, pricing and pulling more bookings.

It might be a little to south for you, but I have a HELOC with Pentagon Federal Credit Union and I have two Lines of Credits from Bancorp South my go-to guy is Tom Alt with them. He is a straight shooter, a really trusting guy. They will most likely want the property to be completely paid off, (no lien on it) and then you put a LOC on it. You can use the money for whatever you want.
