you can always call up a apartment locator to drive him around to find a place. His credit might be troubling but nothing a large security deposit want fix. Keep trying

The cheapest way to get rid of most of the stuff is take pictures of everything in the house and give a small description and place it on craigslist for free you'd be totally surprised how many people take things for free. Plus it doesn't cost you any money, just your time.

Welcome to BP. You also might want to look into wholesaling. So you can find your on duplex and get the best price you can for it. Duplexes in Austin are getting hard to find but they are out there.
