@Tony Spears yep, normal in my market. The pm may need to pay utilities, insurance, lawn care, etc. expenses mid month, and they prefer to use your money not theirs. But of course it depends on the pm agreement as others have said.

@Emily Refi since they’ve been great tenants otherwise, just have a conversation with them and share your concerns. They’re probably not aware of the complications it causes, and may be willing to improve the situation on their own.

They work with loggers in your area daily and will know if one of them does any small jobs like yours.

@Austin Hostetter in Virginia the business entity holds the license, but the owner does not have to “qualify” for the license. The business must have a designated full time employee, owner, or member of responsible management who has passed the applicable exams and has the minimum required experience.
