@Jim K. Trail running shoes! Seriously, they are all I wore for the last 10 or so years that I was swinging a hammer. Less fatigue because they’re so light, great traction, and breatheable. Regular for the summertime and GoreTex for winter.

@Josi Colley I don’t understand- you said their attorney pulled the case out of small claims and into General District Court. In Virginia small claims cases are always tried in General District Court.

@Michael Stoltey here in Virginia we would file a Warrant In Debt for the situation you described. The Unlawful Detainer process addresses both possession and monetary damages, and as you pointed out the possession issue is a moot point now.

Just be sure that you’ve followed any state specific processes and notifications that may apply as you’ve determined the property to be abandoned.

@Garth Mackendel in my area any inhabitable space requires a minimum ceiling height of 6’-8”. Might be something to check on with your local building official before devoting too much time to the process.

@Keivan Darius I actually self manage, but it’s common here to pay a full month’s rent as the lease up fee. But I don’t recall hearing about anyone who pays a fee at renewal though.

@Keivan Darius I’m sure it varies from one market to another, but it’s comparable to rates in my market.
