@Sai T. I’ve used these commercially available joist reinforcements for larger penetrations in joists: https://www.metwood.com/joist-reinforcers/

The company has good tech support and can confirm whether it’s the right application or not.

@Charles Roby common practice in my market is for the landlord to fund the tenant improvements (“TI”). Then the cost of the TI is added to market rent and recouped over the term of the lease.

For example, assume market rent is $2000/month, TI is $50,000 and the term is 60 months: $50,000/60 = $833 + $2000 = $2833 rent per month.

@Margie Kohlhaas In that scenario the management fee would be $200. It’s calculated based on the gross (total) rent collected and not affected by whatever expenses are incurred.

@Jacob Chaney the “Lease Charges” column is the actual rent charged. The “Market Rent” column is what the management company considers fair market rent, and there are many different ways that market rent is determined. In most cases it’s a somewhat arbitrary number, not based on any real equation.

@Paul Anderson you needn’t worry about how to split it. Just make the check payable to whoever is the lessee: “Jane Doe” OR “Jane Doe and John Smith.” Let them figure it out.

@Steven James it’s legit; most carriers won’t insure a vacant property. I use American Modern Insurance Group, it’s easy to set up a policy with them over the phone that provides coverage on an empty building.
