@Joshua Joseph they’re probably being up front with you. I just ordered standard vinyl windows for a new build, directly from a supply house. They said it will be 14 - 16 weeks, the manufacturer is that backed up due to supply chain problems with raw material.

When they first told me that I thought I would just get off the shelf stock from Lowe’s, but they are out of stock with no time estimate for replenishment.

@Jessica Flint, yes that’s normal. They probably referred to the “am” being 20 years, meaning the monthly payment is calculated on a 20 year amortization schedule. So at the end of the 5 year term you’ll refinance at whatever the going rate is at that time.

@Douglas Stewart yes, I’m the past these lines had to be POTS lines for the sake of dependability. However in more recent years (at least here in Virginia) we were allowed to use VOIP lines from a major telecom company and it saved a little bit of money. And the evolution continues... apparently cellular networks are now considered reliable enough. We are in the process of converting all of our lines over to cellular dialers that will only be $25/month per dialer. As a redundant backup, the alarm company is also connecting the fire panels to our wireless networks, so if the cellular network is down the panel can still connect with the monitoring center via internet.

@William Hughes your assumption is correct. In my experience a T-12 Income Statement will reflect actual rent charged (accrual basis) or rent collected (cash basis).

Loss to vacancy will show up as a separate line item on proformas, budget projections, etc when the top line rent revenue number is listed as 100% of market rate for all units.

@Abby Weinstock when I was in the contracting business years ago we installed shower enclosures like that for a regional kitchen and bath retailer. You’ll need to replace the whole thing, none of the components can reasonably be refinished.

@Dominic Scatto in my opinion the VRLTA addresses your situation in § 55.1-1253:

“The landlord or the tenant may terminate a month-to-month tenancy by serving

a written notice on the other at least 30 days prior to the next rent due date,

unless the rental agreement provides for a different notice period.”

So the notice given doesn’t mean the lease ends thirty days after the notice date, but rather thirty days after the next rent due date. Of course the two parties can mutually agree to some other arrangement, but normally the lease would run through the end of the next rental period and not be prorated.

@Jessica Beltz most landlords would have the walls in question repainted and deduct the cost from the security deposit refund.

@Cody Moyer years ago I served on the advisory council at a local high school for trades, and we would actually take these high school kids out and build a new house. We’d sell it and use the proceeds to finance the next one. Unfortunately new OSHA regs put an end to it. The students could use any manner of power tools at the school campus but not offsite.

We switched to modular construction at the school, delivered to the home site when mostly completed. And then life pulled me in another direction and I haven’t been involved lately.

Regardless, the shortage of skilled labor will be a crisis during our lifetime, and I would encourage you to involve students in any way you can!
