@Aamir V. “Gross sales” is the total amount of sales, with no adjustment for coupons, discounts, etc., so I don’t think there is really any room for misinterpretation.

When reviewing a tenant’s financials we have them supply an Income Statement, which is also called a Profit and Loss Statement. It will show all of the income and expenses for a given period of time.

@David Levin of course I know nothing about your market, but my experience (Class A urban) has been extremely favorable with studios. We get a much higher price per square foot, and they are very easy to rent. I wish we could carve up some of our one and two bedroom units into studios!

@Mark Zippo I’m not sure I would use the word “reasonable” in regards to the pricing... but Pella can match many historical windows. And the customer service was always top notch when I used them in years past.

@Tyler Tacy, unfortunately it looks to me like that cast-in-place concrete above the door carries the weight of the brick above it. It’s failing because of improper placement of the reinforcing steel at the time it was poured. If not repaired it will continue to degrade and eventually lead to significant cracking of the brick above. Curious to hear what the engineer says.

Looking for specialty contractor to service an exterior steel fire escape in Roanoke, VA and having no success. Any suggestions from nearby markets? Maybe Richmond, Norfolk, etc.?

@Matt Bucklaew you could offer a leasing commission to them whereby they get a certain percentage of the master lease payment each month. This is how commercial brokers get paid for the leases they land.

@Oscar Miguel here in our market many small urban apartments have a shower rather than tub/shower, and they rent like hot cakes.

@Rita Davis soffit repairs are usually done by carpenters.
