@Christen G. The way to protect against a contractor filing a lien is to use well written contracts and pay as agreed.

@Adam Craig in my market local banks and credit unions are currently lending with attractive rates on that exact product. Each lender has its unique criteria and not all will lend on it but some will. You just have to check around to find which ones have the most appetite for that deal type. And yes, all of them will require you to have accounts at their institution, but it doesn’t mean you have to move all of your business banking there.

@Chris Martin it won’t help your case on Monday, but the National Apartment Association filed suit against the CDC today. Good luck!

@William Coet you can just Google it. A search for “basic duplex plan” will give you hundreds of options that can be purchased online.

@Jon Blackburn you could charge rent as normal, then enter a “concession” to negate the rent charge. You’ll just need a GL code for “Concessions,” and more sophisticated software packages come with it prebuilt in the chart of accounts. You can set up a recurring transaction to automatically charge it just like the rent. It’ll hit your P&L near the top as negative income.

Virginia Landlords: did you know there are new requirements that affect your ability to maintain a court action?  

If you file any court action against a tenant who signed their lease after June 30, 2020 you must present to the court an acknowledgment form signed by the tenant stating they have received the DHCD's "Statement of Tenant Rights and Responsibilities."  If you can't present that form to the judge... case dismissed!

@Patrick Slagle hardware stores and locksmiths usually have a bucket of unused keys that accumulate as they discard the keys that come with locksets that they are rekeying. They would probably give you several sets for free.
