We operate a 400 space parking garage where most of the spaces are rented on a monthly basis.  For management software we're currently using Yardi Gen2 Commercial Cafe just because it's what we use at other properties.  But it's clunky because we're trying to make it do something it wasn't designed to do.

Can you recommend a tailored software solution?  Ideally it would provide:

-tenant portal for rent payment
-automatic charge posting
-online renting without the need for staff intervention or printed forms
-violation/ticket tracking
-robust income and occupancy reporting

@Seamus Harper don’t make too much out of it. Part of the responsibility in managing commercial property is telling people to “move on.” Don’t be a jerk about it, tell them you are just doing your job, and they will move on. I’ve done it countless times, often received cocky/hostile responses, but I just remained pleasant and it’s never backfired on me. On the rare occasions when they don’t move on I just call the police and let them handle it.

@Ben Sears changing the permitted use is likely to open up a lot of code compliance issues that would otherwise be grandfathered. I’d suggest talking to the building/zoning department to get a sense of what they will allow before putting any plans into action. For example, adding apartments may require septic upgrade, fire sprinklers, and accessibility improvements.

@Josh C. You can probably add it as a rider on your landlord policy. It’s a standard part of the landlord policies I get with two different carriers.

@Chase Gu not sure about the cost difference, but in my market RC-1 and wet pack cellulose are the norm in all dividing walls. That combined with 5/8” drywall is reasonably effective in noise reduction.
