I found a good cleaning person to management my home in Napa, CA. However, I need a property manager to systematically manage all the reservations, provide the entry codes, etc. 

I know there are several website that claim to do this management and some of them claim to do the cleaning also: Pillow (unfortunately not in Napa), Guesty, My VRhost, etc. However, I didn't find any that is in Napa or where I can verify how good they are. Any suggestion? Other site better?

I am buying a condo hotel. The loans are more difficult to get as expected but one lender and a good rate except one. However, they are a commercial lender apparently (not residential) and have no NMLS. Is it legit? Also, They are asking for a $2k engagement fee and claim the appraisal for a single condo is $2.5k. Should I even trust such business?

I would like to list on Airbnb and VRBO but I want to avoid having two calendar Is it possible to sync them all the time? How about if I use Beyondpricing to sync the prices on both sites at the same time: does it work?

Thank you. What contract did you use? I am a bit worry that if I find them on Craigslist, they could snap for any reason and not continue. I want to have a little but of protection with a contract.

I am hiring a property manager for my Airbnb who will also do the cleaning. I posted the ad on Craigslist and I am trying find someone with experience. However, most of them (if not all) actually do not have a company and will do this as a non-license individual. This is in California. Could it be a problem? Are there some contract templates I could use? How to protect myself? Thank you

I am looking for a property management service in Napa Valley for my apartment so that they manage the reservations and the cleaning services. 

There are several options:

- Guesty + cleaning services: apparently Guesty can interact with guests and contact/manage an outside cleaning service. guest does not have their own cleaning team and is an online service only.

- Superhost: same thing as guesty?

- Hire a personal assistant to manage the reservation and manage a cleaning service I would need to identify Is it too risky/complicated? Any recommended personal assistant site? If I give a personal assistant my airbnb ID/password, I REALLY need to trust them and I am worry about this option, although it is likely the most cost effective.

Any other option? Any feedback?

There are several locks that can be opens using a key pad or smartphone to facilitate the check-in/out process: Lockiton, August Home, etc.

How much is it per sq/ft to build a home in San Francisco? Is there some "setup" fee such as plumbing to sewer water lines, building permit etc? I am looking for some broad estimates.
