How about if it is a second I use sometimes and rent it as vacation rental the rest?

I am planning to buy a single family home in California. It is special because it has a vacation license in that city. However, I want to buy it with a residential loan and not a commercial loan (better rates and terms!). It is currently listed on VRBO with the seller so it is visible that it is a vacation renta to any bank. Can I buy it with a residential loan even though I would use it to do vacation rental (Airbnb/VRBO)? Or, I would need first rent it or live in it before I do vacation rental? If so for how long?

I am planning to buy a property in California that is in a country club and it is classified as "condo hotel". Is it as easy as regular residential loans to get financing? Are the financing required commercial? Are the rates about the same?

I am selling an income property (residential) and want to buy a new one that would require a commercial loan. Is it OK according to the 1031 guidelines?

I am doing a 1031 exchange. I would like to know whether I can use some of the proceeds (tax free, or more accurately deferred taxes) of the property I am selling to buy furniture, new kitchen of the new property that will be rented as a furnished income property?

Airbnb is restricted in many cities. Can you please list few that are good investments and are allowed for full-year rentals? How about in Europe?

I am planning to buy a vacation rentals in Napa. I know it is very hard to get a permit to do Airbnb.

However, what are the regulations for longer period lie 30+ days?

Are those properties also listed on Airbnb? Or would you recommend another vacation rental agency to advertise/rent it?

I am selling my home and plan to do a 1031 exchange toward a foreclosed home. Is this transaction too difficult (time to get offer accepted in 45 days too challenging vs. a non-foreclosed home)?
